This residential project involved remodeling the existing house and adding a detached garage. Wood design with concrete footings and a hold-down system was used to accommodate the high seismic zone requirements.

This new build featured wood and concrete walls for gravity and lateral design in the upper levels, with steel elements at specific locations for enhanced structural integrity. The lower level consisted of concrete retaining walls designed for gravity and lateral loads.

This mixed-use building features a podium with 3 levels. The top three levels are supported by wood for gravity loads, while the podium utilizes a concrete frame. Lateral resistance is achieved through wood shear walls with a tie-down system for the upper levels, and concrete shear walls at the podium level.
