FAQs
What does a structural engineer do for a custom home?
A structural engineer designs the load-bearing system of your home — the beams, columns, shear walls, and foundation that keep it standing under gravity, wind, and seismic forces. For a custom home, we analyze your site conditions, architectural plans, and local code requirements to produce stamped structural drawings your contractor can build from and your building department will approve.
How long does structural engineering take for a permit submittal?
For a typical custom home or ADU, expect 3–5 weeks from kickoff to permit-ready drawings. Complex projects — hillside sites, multifamily, or projects requiring peer review — may take 6–10 weeks. We communicate timelines upfront and flag issues before they delay your permit.
Do I need a structural engineer or just a civil engineer?
For most residential construction — foundations, framing, shear walls, retaining walls — you need a licensed structural engineer (SE or PE with structural experience). A civil engineer handles site grading, utilities, and drainage. Many projects need both; we can coordinate with your civil team.
What states is LPL Consultants licensed in?
LPL Consultants holds active engineering licenses in California, Texas, Florida, and Washington. Each project is stamped by the licensed engineer of record for that state.
What types of projects does LPL work on?
We specialize in custom residential homes, ADUs, multifamily buildings (duplex through mid-rise), hillside and challenging terrain projects, and structural permit packages. Our clients include architects, general contractors, developers, and homeowners.
