What is a 5-over-1 podium structure?

A 5-over-1 is a building type with one level of concrete or steel podium structure (usually a parking garage or retail) topped by up to five stories of wood-frame residential construction. The podium level transfers the loads from the wood-frame above and provides a fire-resistant separation. The transfer structure at the podium level is one of the most complex aspects of this building type — LPL has experience designing both the podium and the wood-frame system above.

Does LPL do peer review for multifamily projects?

Yes. For projects that require third-party structural peer review — common for OSHPD-adjacent, SFMR, or jurisdictionally required peer review — LPL can coordinate with the peer reviewer and manage the back-and-forth required to resolve comments.
