Engineering the structure and the site
LPL Consultants started with a simple idea. Structural engineering should make a project easier to build, not harder to permit.
We began as a small team of engineers working with homeowners, architects, builders and developers who needed structural design they could count on. Drawings that were right the first time. Delivered when we said they would be. Priced so the project still made sense.
That hasn't changed. Over 75 permitted projects later, licensed in [14] states, we still judge ourselves the way our clients do. Did the drawings clear the building department? Did they clear it on the first try? Did the contractor have what they needed to actually build from them?
What has changed is what we cover.
Working next to civil teams on hundreds of sites, we kept running into the same thing. The structural drawings and the site drawings came from two firms who never talked to each other. The gaps showed up late, at plan review or out in the field. Foundation elevations that didn't match final grade. Drainage fighting a retaining wall. Corrections that cost everyone weeks.
So we brought civil in house. We now handle site development, grading, stormwater and drainage alongside the structural work we've always done. Structural is still the heart of the firm and still most of what we do. Civil is here because our clients were paying for a coordination problem we were already in a position to fix.
We started out valuing straight answers, careful work and good collaboration. Those are the same reasons we added a whole discipline instead of just another service.

How We Work
Understanding the project
We start with the site and everything working against it. Architectural intent, existing conditions, which jurisdiction you're in, what the schedule looks like. When we're handling both disciplines, structural and civil review the site together at this point, not later.
Engineering the structure
We work out how loads move through the building, top to bottom and side to side, and run full calculations behind every part of it. Foundations, framing, shear walls, connections, all designed to the code that governs your project and your seismic category.
Engineering the site
When civil is part of the job, we design the grading, drainage and stormwater around the building. Coordinated with the foundation from the start, not reconciled with it afterward.
Clearing plan review
You get stamped drawings and calculations your contractor can build from and your building department will approve. We flag problems before they turn into plan corrections, so you're not burning weeks on a second submission.
Answering your questions
Clients tell us the same thing over and over. We answer fast, and we tell them what we actually know. We stay reachable through review and construction, when things need adjusting in the field.
